This is to testify that, I the under marked [landlord name] (LANDLORD) of House No. 7 sample Road [Town], Kumasi have received cash the sum of Two Thousand Ghana Cedis (GHC 2000.00) only from Mr. [Your Name)] – Tenant being part payment of tenancy advance for a one-bedroom monthly rent of One hundred and Thirty Ghana Cedis (GHC 130.00) for 2 years.
This takes effect from 6th October 2020.
CONDITION OF AGREEMENT
After 12 months paid on 1st October 2020, at a monthly rent of GHC 130.00 advance payment of GHC 2000 is part payment of 2 years.

The Tenant shall not have the right to sublet/transfer the room to anyone. In the event tenant shall wish to vacate in the future, the tenant shall hand over the room keys back to the Landlord.
Apart from rent, the tenant shall pay electricity, water, toilet removal, etc. (if available)
Tenant shall participate in the daily cleaning arrangement of the house
Fighting, quarreling, noise-making, etc. is forbidden in the house. In the event of insults/harassment by an inmate in the house, the tenant shall report to the Landlord for amicable settlement.
In the event tenant shall wish to effect renovations in the room in the future, the tenant shall seek approval from the Landlord.
In the event tenant shall wish to vacate in the future, the tenant shall serve the landlord adequate notice, to enable the landlord to take steps, and refund (If any still remains) the balance of advance paid by the tenant.
In the event landlord shall wish to take back his room in the future, the landlord shall serve the tenant adequate notice to enable the tenant to seek alternate accommodation.
